City of Boise Directs Investment to the Lusk District

Holding true to our commitment to create and preserve affordable housing and build on the unique character of our diverse neighborhoods, the City of Boise is exploring innovative solutions to bring more homes and create a sense of place for residents. The city recently identified an opportunity to reinvest in the growing and eclectic Lusk District, home to a mix of residents, including students, long-time community members, and visitors.

Today, the City of Boise and Boise State University announced a partnership to explore the redevelopment of an aging property into a mixed-use project that is innovative in design, environmentally sustainable, and most importantly, brings more affordable homes to our community.  This project will further enhance the unique identity of the Lusk District and build on the revitalization of the area for all who work, live and play there.

“The Lusk District has become an exciting hub for Boise State students and the community,” said Dr. Marlene Tromp, president of Boise State University. “The university looks forward to exploring possible opportunities to collaborate with the City of Boise on the future development of this area. We share the city’s commitment to our community and to genuinely enhancing this important neighborhood near our campus.”

The city currently owns and manages over 300 apartments throughout the city. A third (110) of those are between Capitol Blvd. and Lusk Street. These apartments – referred to collectively as Capitol Campus – provide some of our community’s most deeply affordable housing. Because these units are deteriorating, the city is planning to redevelop the property in a way that aligns with the neighborhood’s vision to create a space that all can enjoy, while ensuring the current tenants remain stably housed.

“I am proud and excited to have Boise State University as a partner in reimagining what living and working can look like in the Lusk District,” said Mayor McLean. “As our community continues to experience growth and rising housing prices, the City of Boise is fiercely focused on real solutions centered on taking care of our residents. I am confident that we will create a mixed-use space that captures the history and sense of place offered by the Lusk District.”

The city and Boise State University invite responses from developers who have expertise in creating mixed-use, mixed income housing, who will create a community space that will add to the rich characteristics of the neighborhood.
